Proposal

Outline planning application with all matters reserved (save for means of access), for a flexible phased development in separate and severable components comprising the demolition and retention of existing buildings and erection of new buildings to provide: (i) employment generating floorspace comprising Use Class E(g)(i) (offices) and Use Class E(g)(ii) (research and development),flexible Class E(a-f) and Classes F1 and F2 for retail, leisure, community uses and Sui Generis including associated plant, (ii) residential development in Use Class C3 and Sui Generis (co-living), and associated plant, (iii) erection of mobility hubs (Sui Generis) for vehicular and cycle parking and associated plant, and (iv) means of access comprising new pedestrian, cycle and vehicular accesses from Cowley Road, new pedestrian and cycle accesses from the Cambridgeshire Guided Busway, provision of a new bus stop and crossing points of the Guided Busway, open spaces, landscaping, and associated infrastructure.
