How to write an effective planning objection letter

When you comment on a planning application, the council can only weigh material planning considerations - genuine planning reasons set out in national and local planning policy. An objection built on the right grounds carries real weight; one built on personal or financial concerns is usually disregarded.

Valid grounds include loss of privacy or overlooking, loss of light and overshadowing, an overbearing or overdeveloped design, highway safety and parking, noise and disturbance, harm to the character of the area, loss of trees and green space, harm to a conservation area or listed building, and drainage or flood risk. Grounds the council cannot take into account include loss of a private view, the effect on your property value, competition with an existing business, and boundary or ownership disputes - these are private matters, not planning matters.

What to include in your objection letter

  • The application reference number and the site address, so the council can match your comment to the right application.

The proposal would result in overlooking and a loss of privacy to neighbouring properties through the position and size of the proposed first-floor windows, which would give direct views into private gardens and habitable rooms.

The scale and height of the development would also result in a loss of natural light and overshadowing to the gardens of adjoining homes, contrary to the council's amenity policies.

For these reasons, I respectfully urge the council to refuse this application.
