1. Acceptance of Terms
By accessing or using Planning Signal (planningsignal.co.uk), you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use the service. These terms constitute a legally binding agreement between you and Planning Signal.
2. Description of Service
Planning Signal provides a search, tracking, and alerting tool for UK planning applications. We aggregate publicly available data from local authority planning portals, government agencies, and other public sources to help users discover and monitor planning activity in their area.
The service includes planning application search, saved searches with email alerts, watched applications, environmental and heritage constraint data, professional profile listings, and data export features. Feature availability varies by subscription tier.
3. Data Sources and Accuracy
Planning Signal is an information aggregation service, not an authoritative source of planning data. All planning application data originates from local planning authorities (councils) and is collected via publicly available feeds and portals. We have no control over when councils publish, update, or correct their data.
You should be aware that:
- There may be delays between a planning application being submitted to a council and it appearing on Planning Signal. These delays are determined entirely by each council's own publication schedule and processes.
- Application statuses (pending, permitted, refused, withdrawn) are only as current as the data published by the relevant council. A status shown on Planning Signal may not reflect the very latest decision.
- Some councils publish data more frequently and completely than others. Coverage and timeliness will vary by local authority.
- Environmental, heritage, ecology, flood risk, energy performance, and land registry data is sourced from third-party government agencies and public datasets. This data may be out of date, incomplete, or contain errors at source.
- Dwelling unit estimates, application classifications, and any AI-generated summaries are approximations and may be inaccurate.
We do not guarantee the accuracy, completeness, timeliness, or reliability of any data presented on Planning Signal. Users must verify all information independently with the relevant local authority or official source before making any decisions based on it.
4. No Professional Advice
Nothing on Planning Signal constitutes professional planning advice, legal advice, property advice, environmental advice, or any other form of professional consultation. The information provided is for general informational purposes only.
Planning Signal is not a substitute for:
- A formal local authority search or official planning register inquiry
- Professional advice from a chartered town planner, solicitor, surveyor, architect, or other qualified professional
- Official environmental or flood risk assessments
- A formal property search as part of a conveyancing transaction
You should always seek appropriate professional advice before making decisions relating to property, planning, development, or investment.
5. User Accounts
You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. You must provide accurate information when creating an account and keep your details up to date.
You must not share your account credentials with others. Team accounts are available for organisations that require multiple users.
6. Subscriptions and Payments
Planning Signal offers free and paid subscription tiers. Paid subscriptions are billed on a recurring basis (monthly or annually) via our payment processor, Stripe. By subscribing to a paid plan, you authorise us to charge your chosen payment method on each billing cycle.
You may cancel your subscription at any time. Cancellation takes effect at the end of the current billing period — you will retain access to paid features until then. We do not offer refunds for partial billing periods.
We reserve the right to change subscription pricing. Existing subscribers will be given reasonable notice of any price changes before they take effect.
7. Email Alerts
Planning Signal offers email alerts for saved searches and watched applications. While we make reasonable efforts to deliver alerts promptly, we cannot guarantee:
- That alerts will be delivered without delay or at all — email delivery depends on third-party services and your email provider
- That alerts will capture every relevant planning application — this depends on council publication timing and our data collection schedule
- That alert content will be error-free or complete
Email alerts should not be relied upon as your sole means of monitoring planning activity. If timely awareness is critical, you should also check directly with the relevant local authority.
8. Professional Profiles
Planning Signal lists profiles of architects, contractors, and other professionals. These listings are provided for informational purposes only. Inclusion in our directory does not constitute an endorsement, recommendation, or verification of any professional's qualifications, competence, or suitability.
You are responsible for carrying out your own due diligence before engaging any professional found through Planning Signal, including verifying their qualifications, insurance, memberships, and references.
9. Acceptable Use
You agree not to misuse the service, including but not limited to:
- Automated scraping, crawling, or bulk downloading of data beyond normal use of the service
- Attempting to gain unauthorised access to any part of the service, other users' accounts, or our systems
- Using the service for any unlawful purpose or in a manner that could damage, disable, or impair the service
- Redistributing, reselling, or commercially exploiting data obtained from Planning Signal without our prior written consent
- Circumventing subscription tier restrictions or access controls
10. Intellectual Property
The Planning Signal platform, including its design, code, branding, and original content, is owned by Planning Signal. Planning application data, environmental data, and other public sector information aggregated by the service is sourced from public bodies and is subject to the respective licences under which it is published (including the Open Government Licence where applicable).
Your use of data obtained through Planning Signal is subject to these underlying licences. You may not claim ownership of public sector data obtained through our service.
11. Third-Party Data and Services
Planning Signal incorporates data from the following third-party sources, among others:
- Local planning authority portals and feeds (via PlanIt.org.uk)
- Historic England — listed buildings, conservation areas, heritage at risk
- Environment Agency — flood risk data
- Natural England / MAGIC — ecological designations
- HM Land Registry — price paid data
- Energy Performance of Buildings Register — EPC certificates
- Ordnance Survey / ONS — geographic boundaries
- OpenStreetMap — mapping data (© OpenStreetMap contributors)
Each of these sources has its own terms of use, accuracy limitations, and update schedules. We are not responsible for errors, omissions, or delays in third-party data.
12. Limitation of Liability
Planning Signal is provided on an "as is" and "as available" basis without warranties of any kind, whether express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement.
To the fullest extent permitted by law, Planning Signal and its operators shall not be liable for any direct, indirect, incidental, special, consequential, or punitive damages arising from:
- Your use of, or inability to use, the service
- Any errors, inaccuracies, or omissions in the data provided
- Any decisions made or actions taken based on information obtained through the service
- Any delay or failure in the delivery of email alerts
- Any interruption or cessation of the service
- Any unauthorised access to or alteration of your data
If you are dissatisfied with the service, your sole remedy is to discontinue use and cancel your subscription.
13. Termination
We reserve the right to suspend or terminate your account at any time if we reasonably believe you have violated these terms. Upon termination, your right to access the service ceases immediately. We may also discontinue or modify the service at any time without prior notice.
14. Governing Law
These terms are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from these terms or your use of the service shall be subject to the exclusive jurisdiction of the courts of England and Wales.
15. Changes to Terms
We reserve the right to modify these terms at any time. Material changes will be communicated via the email address associated with your account or by a prominent notice on the service. Continued use of the service after changes take effect constitutes acceptance of the revised terms.
