Erection of single storey rear extension.

Vairiation of condition 1 of planning permission dated 2nd December 2022 (RN 22/02137/FULL) for the Excavation of a basement extension, erection of lower ground and ground floor rear extensions with first floor terrace above, replacement windows at third floor level, alterations to front vaults, and air conditioning units in the rear garden and first floor terrace. NAMELY, sought to regularise the as-built rear extension. During detailed development and construction, the technical requirements of the roof construction, including the necessary build-up and provision for cross-ventilation, were resolved whilst maintaining the intended relationship with the established adjoining extension at No.25 Bloomfield Terrace. The resulting dimensional variation is principally apparent in the increased area of brickwork above the ground-floor windows. The completed roof level maintains its relationship with the existing extension at No.25, as illustrated by the accompanying drawings, statement and photographs. The condition is requested to be varied to substitute the relevant previously approved drawing(s) with the submitted as-built drawing(s), thereby approving the rear extension in its completed form, including the revised upper level and the localised step-down adjacent to No.23 Bloomfield Terrace, as shown on the submitted drawings.

Retention of the rear extension as built, including alterations to the height and roof build-up, and associated alterations to the upper part of the rear elevation, in association with previously approved works under listed building consent 22/02138/LBC.
