Self Build Planning Applications: How Projects Move from Permission to Construction

Self-build planning permission follows the same rules as any new residential dwelling, but the self-build route gives you access to additional benefits including VAT reclaim, Community Infrastructure Levy exemptions, and priority consideration under the Right to Build legislation.

  • Is the site in a settlement boundary or classified as previously developed land?
  • Does the design respond to local character and materials?
  • Are there any ecology, flood risk, or heritage designations affecting the site?
  • Can the site access roads, water, and drainage?
  • Does the scale and density fit the surrounding area?

Right to Build registers

Every local authority must maintain a register of people who want to build their own home. Being on the register does not guarantee a plot or planning permission, but councils with large register lists are required to grant sufficient serviced plots to meet demand within three years.

What decision times look like

The statutory target for a full planning application (including new dwellings) is 8 weeks. The median decision time across the UK runs closer to 9-10 weeks for straightforward residential cases, though complex or contested applications take longer.

Pre-application advice from your local planning officer is worth the fee. It tells you what the council's likely objections are before you spend on full drawings, and can meaningfully improve your application.
