Variation (under Section 73A) of Condition 2 (Materials) and Condition 5 (Approved Plans) to substitute those plans approved under 25/02430/FULL for a single storey front/side extension, single storey rear extension with glass link, 2no. outbuildings, side awning to cover outdoor kitchen, cycle and bin store, alterations to the external fenestration and finish. New boundary treatment and refurbished entrance gate (Part Retrospective) with amended plans.

T15 - False Acacia - Located in grounds - Would like to Fell and replace with an appropriate species, subject to agreement with the Local Planning Authority/Tree Officer. Reason for works: The tree has a natural southerly inclination which corrects approximately halfway up the stem. It has an approximate 10m radial crown spread, with the majority of the crown loading concentrated towards the southern side. The owner has also observed that the lowest lateral has lowered closer to ground level in recent months. The owner???s concerns regarding the safety of the tree have been heightened following the recent failure of a large limb/stem from the nearby T34 False Acacia. As the garden is regularly used by the client???s children, this has caused significant concern regarding the potential for limb failure from T15. The owner wishes to remove the tree as a precautionary measure and replace it with a more appropriate species, providing continued tree cover within the garden.
