Single-storey rear extension at first-floor level, a new dormer window at loft floor level, the change of use of the existing upper-floor flat to HMO use (6 rooms), and associated internal and external alterations. Storage building window and door additions.

T1 – Mature Common Beech (Fagus sylvatica), Proposed Works. Reduce the overall crown of T1 by approximately 3m in height and lateral spread, pruning back to suitable secondary growth points and retaining a balanced, natural crown form. Particular emphasis is to be placed on reducing the large low primary limb extending east by approximately 3 metres to reduce end-weight and loading upon the included bark union.

T1. Dead fruit tree. Reasons for works - Dead tree. Proposed works - Section fell to 3ft. Replant with 1 x Himalayan birch. T2. Robinia. Reasons for works - Growing low over the highway and footway. Proposed works - Crown lift to give a 5.5m clearance over the highway from ground level to the lowest foliage and 2.5m over the footway from ground level to the lowest foliate to meet statutory height requirements over the footway and highway. T3. Scot’s pine. Reasons for works - Ivy infested. Low canopy over the lawn. Proposed works - Sever ivy. Crown lift to give a 4m clearance over the lawn from ground level to the lowest foliage. T4. Robinia. Reasons for works - Encroaching onto nos. 33 & 35 Christchurch Road. Proposed works - Reduce and remove tertiary and secondary branches by up to 2m to give a clearance of 2m from the buildings of no 33 & 35 Christchurch road to the closest foliage. T5. Robinia. Reasons for works - Encroaching onto nos. 33 & 35 Christchurch Road. Proposed works - Reduce and remove tertiary and secondary branches by up to 2m to give a clearance of 2m from the buildings of no 33 & 35 Christchurch road to the closest foliage. T6. Dead Holly. Reasons for works - Dead stem with regrowth shoots at the base. Proposed works - Fell dead stem to live growth. T7. Copper Beech. Reasons for works - Heavily encroaching onto the building. Proposed works - Reduce secondary and tertiary branches back by up to 2m to give a clearance of 2m from the building to the closest foliage. T9. Sycamore. Reasons for works - Encroaching onto the building. Proposed works - Reduce secondary and tertiary branches back by up to 2m to give a clearance of 2m from the building to the closest foliage. T12. Sycamore. Reasons for works - Three quarters dead tree with fungus on bark up the main stem. Proposed works - Section fell to ground level. No scope for replant in this location as heavily crowded with trees in this area.

T1 - Sycamore - Remove the major deadwood and prune back to give 2 metres clearance. T2 - Scots pine - Fell to ground level and replace. Felling will allow a new tree to be planted in a more suitable location.

Lawful Development Certificate Existing to confirm a material start was lawfully made on development authorised at the site by planning permission reference 7-2024-3428-CO and that therefore the permission is lawfully implemented and remains extant.

T2 - Holly - felled to ground level. T3 - Sorbus - felled to ground level. T7 - Holly - felled to ground level. T11 - Holm Oak - pruning works to remove a structurally compromised limb to source. No replants are proposed. See schedule

G1 - Group of sycamore trees along left boundary to be pruned on the sides back to previous cuts. This is to help maintain adequate distance between to the trees and building. To also reduce the height down by up to 2m. T1 - ash tree to be reduced back to previous cuts. This will be removing up to 2m of new growth. G2 - group of mixed trees (mostly acacia) along the rear boundary to be reduced in height by up to 2m. This will allow more light to pass over the tree into the garden and flats. To also reduced the sides back to their previous reduction points. G3 - group of sycamore trees along the right boundary to be reduced in height but up to 1m and sides reduced by up to 1m. G4 - group of small conifers which sit above the garages to be dismantled. These are dying on both sides and top will not recover.

G1- 3 x Sycamore trees - 2m Branch reduction across all branches. T2 - Sweet Chestnut - Dead. Fell to 4m. T3 - Holly - Fell to ground level.

Outline Planning Permission with some matters reserved for construction of a roof extension to accommodate 4no. flats.

T3 - Lime tree - remove 5 x basal suckers. reduce back from the roofline by up to 2m to give a clearance of up to 2m. Remove major dead wood. T4 - Self set sycamore - fell to ground level. Replant with 1 x mountain ash in a location clear of the building, left hand side of the drive. T5 - Self set sycamore - fell to ground level. Replant with 1 x silver birch in a location clear of the building, left hand side of the drive. T6 - Bay tree - crown lift over the drive to give a clearance of 4m from ground level to the lowest foliage.

Beech Tree - Dead - Fell

T1- Purple beech - Crown reduction by 4-5m, due to one sided crown with overextending upper branches over the entrance T2 - Sycamore - Remove the lowest branch over the shrubs T4 -T23 Scots Pine, T7 English Oak - Remove dead wood T12 - Beech - Fell due to poor condition, extensive decay to the lower stem T22 - Cedar -Prune back the branches that extend furthest over the lawn by 2m T24 - Holm Oak - Crown reduction by 4-5m due to poor form, the tree grows out at an angle, resting into the adjacent cedar tree

Non-material amendment following approval of 7-2019-1179-BG to amend the wording of Conditions 9, 10, and 11 attached to the operative planning permission, in order to revise the “triggers” for the submission of the required information.

Changes to shopfront and moving of doorway to rear

T1 - Silver Birch - Pruning will be carried out to raise the canopies to 3m above ground level and back from the building to create a 2m horizontal separation from the building footprint. T2 Norway Maple - Fell. This is a mature tree which has been growing along the boundary line. T3 - Oak - Pruning will be carried out to raise the canopies to 3m above ground level and back from the building to create a 2m horizontal separation from the building footprint. T4 Norway Maple - Fell. The tree has a significant structural defect within a co-dominant stem growing at the base of the tree and overhanging the school property. T5 Holly - Fell. To be removed due to its poor form and significant decline in condition.

T2 - Holm Oak (Quercus ilex) Reduce the south-eastern crown sector by approximately 2m and undertake selective crown rebalancing throughout the remaining canopy to reduce asymmetric loading and improve the long-term structural stability of the tree.

1x Lawson's Cypress - Dead - Fell

Prior Approval application for conversion of commercial space (Offices - Use Class E) to residential (Use Class C3). The change of use will result in the creation of 73 no. self-contained units.
