The proposed works include the demolition of the previous existing single storey brick extension with flat roof to the rear elevation for a new larger, ground floor and first floor extension of equal footprint to the existing extension. The proposal seeks to improve the living space and functionality of the property by increasing the kitchen / dining area, introducing new utility space and a ground floor WC. The first floor extension seeks to extend the existing rear second bedroom to become the new master bedroom, with walk-in wardrobe and larger shared bathroom with improved access and head clearance for showering. The proposal includes for the removal of the existing single storey footings to provide sufficient depth for new foundations to cater for the extended first floor. The new extension will be insulated cavity wall construction with facing brick on the external leaf to match existing. The ground floor extension will be extended out into the garden from the original by circa 1.5m and aligned flush to the existing eastern elevation of the property. There are no proposed modifications to the northern, front street facing elevation of the property. The new extension is proposed to match the boundary of the previously removed single storey extension to the western semi-detached side of the property. The first floor will have a new window and glazed Juliette balcony facing the garden adjacent to the Bowerfold Open Space. The additional 1.5m ground floor extension is proposed to have a bitumen felt flat roof (approx 10m2) with new UPVC fascia and guttering to fall into the existing drains. The proposed first floor extension is also proposed to have a insulated flat roof with a clay tiled pitched section tying in to match the existing eastern elevation roof.
