Application to discharge conditions 3 (samples of materials) and 4 (method statement for removal of concrete plinth) of 19/00904/LBC. An extract from the accompanying can be seen below;I consider that the following works will be required: 1. Carefully prop roof to ensure fully supported. 2. Remove pantile roof covering, cleaning and setting aside for reuse, including the ridge tiles. Provide temporary sheet protection. 3. Allow to carefully remove corrugated iron and decayed weather boarding to help expose the structure, particularly at low level. Note that the coal bunkers are anticipated to remain insitu, but if not practical then these will need to be dismantled and then re-instated on completion. 4. Allow to break out concrete at the base to see if any of the brick plinth survives. 5. Allow to provisionally rebuild brick plinth in a red stock brick to match existing and set in a lime based mortar (1:3 mix lime (NHL2.5) to sand mix with 60% sharp and 40% soft). This could incorporate a dpc at least two courses down from the head. 6. Allow to reassess the structure at this point in relation to the extent of repairs or replacement of the timber framing retaining all structure where possible for re-use. 7. Provisionally allow for replacing the soleplate in its entirety on the new provisional plinth and then re-set timber wall with replacement or repaired studs and eaves plate etc. but retaining the framing around the archway. 8. Undertaken any roof repairs, possible partners to a few rafters. 9. Allow to weatherboard externally and finish with a brushing tar. 10. Re-roof including Type 1F felt and re-used pantiles. 11. Re-instate gutters to match existing. 12. Make good any disturbed finishes within the building or the adjoining garden to match the existing.
