Planning Decision
Why it was refused
- The proposal would result in the loss of the trees located on the rear of the site, and by reason of its proximity to a neighbouring tree with a TPO, this could cause undue harm to the trees. The applicant has not submitted sufficient details to asses the proposal's impact on these trees of merit or mitigation to offset the harm. The proposal therefore conflicts with Policy G7 of the London Plan (2021) and Policy DMHB 14 of the Hillingdon Local Plan: Part Two Development Management Policies (2020).
- Insufficient information has been submitted to demonstrate that the proposed development would not be at unacceptable risk of flooding. The submitted flood risk information is dated 2019 and is therefore not considered sufficiently up-to-date to assess current flood risk conditions, which may PDECHHODB (ODB) 80196/APP/2026/1859 have changed since that time. In the absence of a satisfactory and up-to-date Flood Risk Assessment or flood risk statement, the Local Planning Authority cannot be satisfied that the proposal would be safe from flooding, or that it would not increase flood risk elsewhere. The proposal therefore conflicts with Policies SI 12 and SI 13 of the London Plan (2021) and Policy DMEI 9 and Policy DMEI 10 of the Hillingdon Local Plan: Part Two (2020) as the proposal fails to demonstrate compliance with the flood risk objectives of the National, Reginal and Local Planning Policy Framework and relevant policies of the development plan.
