Proposal

Conversion of the existing property from a single family dwellinghouse into 2no. self-contained maisonette flats (comprising of 1no. maisonette flat at basement and ground floor level and 1no. maisonette flat at first, second and third floor level); erection of a rear roof extension involving an increase in the ridge height by 300mm including, installation of a rooflight on top of the main flat roof, new roof covering and installation of 2no. rooflights in the front roofslope, installation of a single door, a French door and formation of a roof terrace to the rear elevation; raising the height of existing second floor back addition including, repositioning, re-sizing and replacement of an existing window to the rear elevation, formation of a roof terrace on top of the flat roof including erection of 1.7m high privacy glass screens to both side elevations and 1.1m high glass balustrade to the rear elevation at third floor level; repositioning, re-sizing and replacement of 2no. existing windows to the side elevation, and re-sizing and replacement of 2no. existing windows to the rear elevation at first and ground floor level; installation of a door and 2no. windows following the removal of existing windows, to the rear elevation of ground floor back addition; replacement of all existing windows throughout with new double glazed windows; erection of black painted metal railings including 2no. metal access gates, to the front elevation at ground floor level; alterations to the rear of existing basement level to include, erection of a retaining wall with 1.1m high railings over, erection of a replacement external metal staircase, and re-sizing and replacement of an existing window to the side elevation; excavation under the footprint of the main building and the front garden to form a new lightwell with a metal grille on top, in connection with the enlargement of the existing basement.
