Lawful development certificate for the proposed replacement of the existing garage roof with a new insulated flat warm roof, including associated alterations to the existing garage comprising new blockwork, fixed rooflights, a new rear window and rainwater goods.
Common Beech Tree in rear Garden of 15 Abingdon Rd- Work recommended - Selectively tip-reduce the lateral branches overhanging 1 Cookham Close to ensure maximum clearance (both vertical and horizontal) of 2.5m. REASON: to maintain adequate clearance between the tree and the surrounding infrastructure so that damage to roof tiles, guttering, flat roof etc.. is avoided. 5.2 Crown lift all around to ensure a maximum height clearance of 4m above ground level, by removing small and secondary branches only, resulting in final pruning cuts of no greater than 35mm diameter. REASON: to reduce the overall dominating effect of the tree; maintain adequate clearance from surrounding outbuildings, fences, gazebos etc; enable free unobstructed movement and enjoyment of the surrounding gardens; and to create a sense of more space and allow some additional sunlight to reach the gardens below so that some grass and other plants have half a chance of survival. 5.3 Crown thin by no more than 10%, with final pruning cuts of no greater than 50mm diameter. REASON: to allow some dappled light to filter through the canopy to the rear of the houses and gardens below, again allowing reasonable enjoyment of the dwellings, and enabling grass and other garden plants half a chance of surviving under the tree’s canopy.
T1 Horse chestnut - located in the front garden. Tree dimensions: Height 15 m Radial spread 9 m. The proposed work - To reduce the low primary branch (south east) that overhangs the property by approximately 1.5 metres targeting suitable growth points. Also reduce low branch (south) that overhangs the garage by 1.5 m targeting suitable growth points. Keeping pruning wounds small and maintaining a balanced crown. Tree dimensions after pruning : Height 15m Radial spread 7.5 m Reasons for work : To alleviate end weight and side loading on large primary branch and low branch that extends out from natural drip line reducing the risk of failure.
Prior approval for siting and appearance of a new agricultural building on land at Grove Farm House
T1. Oak - Positioned at the front entrance of the site on left side of driveway entrance as you are looking from Yorktown Road. The lower section of the canopy is low over the external public footpath. RSL therefore recommends a tip reduction crown lift to approximately 2.5m above the external public footpath, removing up to approximately 1m from tips to provide an adequate and safe clearance gap of approximately 2.5m above the external public footpath, therefore clearing pedestrian head height, which the residents of 125 Yorktown Road have clearly expressed is a liability concern for them. By carrying out the above mentioned work, it will help alleviate and mitigate the health and safety issues the tree currently poses. RSL will carry out all cuts sympathetically, so that the lower canopy is shaped, rather than shape edges. All cuts will be made to BS:3998.

Reduce or where applicable remove branches to achieve a 1.5m clearance from overhead services. Reason: To maintain an appropriate size and improve the relationship between the property and the tree - in line with previously approved applications. To prevent interference with overhead services. To increase the suitability of the roof for solar panel installation.

G1 Hornbeam x2 - located in the front garden. Tree dimensions: Height 10 m Radial spread 3 m. The proposed work : To reduce in height by approximately 1.5 m targeting previous pruning points and reduce radial spread by approximately 1 m to create symmetrical profiles. Tree dimensions: Height 10 m, Radial spread 2.5 m. Reasons for work: The tree is in very close proximity to the telegraph pole and the mature regrowth is now impeding the BT lines and junction. Also, the lower canopy is nearly encroaching within the statutory road height of 5.2 metres.

T2: Carefully cut back to the boundary (3-4mts) the overhanging foliage of one Holly tree (Ilex aquifolium). The current estimated crown spread into the rear garden of 2 Old Well Heights is 3-4mts The estimated crown spread post reduction will be 0mts.
TPO780A: T10 (our T2) - 1 x Sycamore in rear garden - reduce to ground level Reason: This mature Maple is exhibiting extensive stem deterioration, with approximately 90% of the circumference at the lower trunk affected by loss of bark and apparent cambial death.
