Why it was refused

  1. The proposed gazebo, by virtue of its siting and design, would fail to integrate satisfactorily with the existing built environment and would appear as an incongruous addition that is detrimental to the character and appearance of the host dwelling. As such the proposal is contrary to Saved Policies GD1, HG10 and EN27 of the Wealden Local Plan 1998, Spatial Planning Objective SPO13 and Policy WCS14 of the Wealden District Core Strategy Local Plan 2013, Policies S4 and DP3 of the National Planning Policy Framework 2026, and the guidance contained within Chapter 10 of the Wealden Design Guide 2008 (‘the Design Guide’).
  2. The Local Planning Authority is unable to accurately assess the proposal’s height, scale, massing and exact relationship with the host dwelling, nor make an accurate assessment of the impact on neighbouring amenity. Due the absence of measurable, accurately scaled plans, together with inaccurate and conflicting measurements on the submitted elevation photographs and block plan - which do not account for the gazebo being erected on the existing raised decking or for a supporting post extending to the lower garden ground level - the submitted information is insufficient, incomplete and inconsistent. As such the proposal is contrary to Saved Policies GD1, HG10 and EN27 of the Wealden Local Plan 1998, Spatial Planning Objective SPO13 and Policy WCS14 of the Wealden District Core Strategy Local Plan 2013, Policies S4 and DP3 of the National Planning Policy Framework 2026, and the guidance contained within Chapter 10 of the Wealden Design Guide 2008 (‘the Design Guide’). pdnRS.docx IMPORTANT: See Notes overleaf
