Why it was refused

  1. The proposed garage with hobby room above, by reason of the design, size, scale and height, would not be a modest addition, or subordinate to the main dwelling and the introduction of the dormers would not reflect the design and detailing of the host dwelling but appear visually dominant and overly domestic on an ancillary building, thereby resulting with visual harm to the dwelling and the locality. The proposal would therefore conflict with requirements of Saved Policies GD1, EN27 and HG10 of the Wealden Local Plan 1998, Spatial Objectives SPO2, SPO13 and Policy WCS14 of the adopted Wealden Core Strategy Local Plan 2013, Chapter 10, Part 8, paragraphs 8.2, 8.3, 8.5 and 8.10, Policies S4, DP3(3) of the National Planning Policy Framework 2026.
