Convert larger part of garage (accessible internally) to bedroom. Garage conversion for new bedroom. Change of use: garage to bedroom. Smaller part of garage will be kept for storage space. Currently front door (individual/private access) opens to a small entrance space with stairs leading upstairs to the (first floor apartment) living space whilst a door at the bottom of the stairs opens into the garage. The proposal is to remove the door that opens into the garage, expand the entrance space slightly beyond where door into the garage was (establishing a larger entrance area) and convert most of the rest of the garage space into a bedroom leaving a smaller part of the garage to the rear by the garage door as garage type storage. Existing garage door at rear will be kept and left enough space to still open fully. Ground level window to added to front of property for new bedroom. Garage floor to be raised as a solid floor (insulation and screed) to be flush with current entrance floor. No plumbing work; new bedroom to be fitted with electric radiator. Electrics (sockets and lighting) for the expanded entrance space and bedroom. Work to be carried out by professional builder.
