The proposal follows a conservation-led approach that focuses on the retention and refurbishment of the existing structure. This scheme deliberately avoids significant structural alterations or expansion. The development will preserve the existing front facade and the distinctive butterfly roof profile, both of which are identified as heritage features of historic interest. The proposal does not change the existing massing of the property. All existing window arrangements will also remain as they are to ensure the privacy and outlook of neighboring properties are not affected. To enhance the quality of the residential units, a portion of the ground floor space will be removed and replaced with a glazed sloped roof to create better amenity space. The proposal proposes a ground floor retail/commercial frontage with three residential units above, retaining the rear of the site as existing for a separate future application. This application is strictly limited to the front section of the site. The rear warehouse-style hall will be retained in its current condition and does not form part of this submission.
