Why it was refused

  1. Policy HE5 2(C) of the NDMP states that assessments should identify whether proposals will result in effects upon the significance of designated heritage assets. In the opinion of the Local Planning Authority, by reason of the cumulative impact arising from previous extensions to Old Farm Cottage, which is a Grade II listed building, the proposed extension would be harmful to the character and special historical interest of this line of listed buildings and their setting, and the Exhall Conservation Area. The proposal would therefore fail to preserve the significance of Old Farm Cottage and the wider setting of the character and appearance of the Conservation Area, causing harm to the significance of the heritage asset which is not sufficiently justified. The proposal is therefore contrary to NDMP policies HE4-6 and HE9 of the NPPF.

From the council's decision notice.
