Structural repairs to stabilise the roof and rear wall and strengthen the first floor with new joists above the existing. Take up existing (first floor) floor-boards and refit over the new softwood floor joists. Replace pebbledash with render with insulation. Alter two bay windows to relate to the new render line and extend the window sills to suit. Stripping out more recent ground floor toilet and remove partition to facilitate new kitchen layout. Insulated stud work to internally line single skin brickwork to rear lean-to. Install new partition to create toilet/bathroom and separate the storage/admin. area form the stair at first floor level. Install drainage to suit new sanitary ware at first floor level and box in s.v.p. and electricity meters at ground floor level. Build new stud work partition to create a store within the recess adjacent to the chimney breast. Replace 'modern' window and door in rear single storey area with a double glazed painted timber replacements. Replace rainwater goods with black painted/prefinished metal.
