Why it was refused

  1. The proposed two storey side extension, by virtue of its gabled roof form and asymmetrical design at the rear, would fail to reflect the hipped roof design of the existing dwelling and would be out of keeping with the prevailing character of the surrounding area. In addition, the angled corners to both the single storey and two storey elements do not reflect the design of the main dwelling. Despite the proposed set back from the front elevation, the proposal would remain visible within the street scene and would result in a disjointed and incongruous form of development that would be detrimental to the character and appearance of the host dwelling and the wider area. The proposal is therefore contrary to the aims and objectives of the National Planning Policy Framework, Policies 6 and 44 of the Oadby & Wigston Local Plan (2019) and the Residential Development Supplementary Document (2026).
  2. The proposed two storey and single storey extension, by reason of its scale, siting and proximity to the shared boundary with No. 64, would breach the 45 degree code and would result in an overbearing form of development that would have an adverse impact on the amenities of the occupiers of the neighbouring property. As such, the development is contrary to the aims and objectives of the National Planning Policy Framework, Policy 6 of the Oadby & Wigston Local Plan (2019) and the Residential Development Supplementary Document (2026).
