Planning Decision
Why it was refused
- Insufficient information has been submitted to assess the ecological impact of the proposed development. Therefore, the ecological impact of the proposed development cannot be fully assessed, and as such the Local Planning Authority cannot be satisfied that there would be no ecological impact arising from the proposal. The application is considered to be contrary to Policy ENV 2 of the Northumberland Local Plan and the principles of the National Planning Policy Framework.
- By virtue of its scale and massing, the proposed two storey extension is considered to harm the appearance and character of the host dwelling by way of a dominating and overbearing appearance which is insubordinate to the original dwellinghouse contrary to Policies HOU 9, QOP 1 and QOP 2 of the Northumberland Local Plan and the National Planning Policy Framework.
- By virtue of its siting, scale and design, the raised decking area results in an unacceptable and harmful impact on the amenity of occupiers of the neighbouring property both to the east and west as a result of overlooking, loss of light resulting in an overbearing impact. The proposal therefore conflicts with Policies QOP 2 and HOU 9 of the Northumberland Local Plan and the National Planning Policy Framework.
