Why it was refused

  1. The proposal by virtue of its large scale, incongruous design features and materials, would be an overly prominent and dominant feature with a visually intrusive impact. The proposed extensions would create an incongruous feature and obtrusive addition to the detriment of the appearance of the host dwelling and the visual amenities of the surrounding area. The proposed boundary treatment would likewise result in harm to the open character of the corner plot. The proposal is therefore contrary to the provisions of Core Policy 9 'Sustainable Design' of the Newark and Sherwood Amended Core Strategy DPD (adopted March 2019), emerging policies DM5(b) 'Design' and DM6 'Householder Development' of the Allocations & Development Management DPD; as well as guidance contained within the NPPF and the Householder Development SPD (2014), which form material planning considerations. No material considerations outweigh the harm identified.
