Why it was refused
- he proposed development, by reason of its overall scale, width, positioning, cumulative bulk and massing of the proposed 2-storey side extension, when combined with the existing hip to gable roof extension and large rear dormer, would result in an incongruous, visually awkward and over- dominant form of development that would fail to appear subordinate to the original dwellinghouse. The proposed two storey side extension would fail to respect the architectural composition of the host dwelling and would unbalance the appearance of the semi-detached pair. By virtue of the site's prominent corner plot position, the development would be highly visible from the public realm and would cause harm to the character and appearance of the immediate street scene and wider PDECHHODB (ODB) 27099/APP/2026/1469 surrounding area. The proposal thereby fails to comply with Policy BE1 of the Hillingdon Local Plan: Part One- Strategic Policies (November 2012), Policies DMHB 11, DMHB 12 and DMHD 1 of the Hillingdon Local Plan: Part Two - Development Management Policies (January 2020), Policies D3 and D4 of the London Plan (2021) and Chapter 12 of the National Planning Policy Framework (2024).
