Planning Decision
Why it was refused
- The proposed part single, part two storey rear extension, conversion of the loft to habitable accommodation including the formation of a rear dormer, by reason of its siting, visual prominence, excessive bulk and overall scale, the cumulative impact of the extensions would appear overly dominant and incongruous when read against the rear elevation of the host dwelling. The combined depth, height and massing of the development would fail to respect the semi-detached nature of the property and would significantly erode the established proportions and balanced appearance of the host dwelling. As a result, the proposal would appear unduly bulky and visually intrusive, failing to preserve or enhance the character and appearance of the host property and the surrounding area. Accordingly, the proposal fails to comply with the NPPF 2024, Policy CS22 of the Core Strategy SADM3 and SADM30 of the Site Allocations and Development Management Policies Plan 2016, and Planning and Design Guide Part E 2006.
