Why it was refused

  1. The proposed replacement of the existing timber cladding with Cedral Click fibre-cement cladding would, by reason of its appearance, texture and material characteristics, fail to preserve the character and appearance of the existing building and would result in harm to the significance of the Sandgate High Street Conservation Area. There are no public benefits associated with the proposal that would be sufficient to outweigh the identified heritage harm. The proposal therefore conflicts with Policies HB1 and HB8 of the Folkestone and Hythe Places and Policies Local Plan 2020, the Sandgate Design Statement, the National Planning Policy Framework and Section 72(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.
