Planning Decision
Why it was refused
- The proposed development, by virtue of its location away from the public highway, behind an existing, road-fronting and linear form of development, would result in a form of development does not reflect the wider character and appearance of the area, and would result in urbanisation and encroachment into the existing rural character and openness of the area. The development of this site would result in a significant detrimental impact on the character and visual amenity of the area, contrary to Policy LP16 (d) of the Fenland Local Plan 2014, Policy H2 of the March Neighbourhood Plan and DM3 of Delivering and Protecting High Quality Environments in Fenland SPD 2014.
- Insufficient information has been submitted as part of the application, to enable the Local Planning Authority to properly assess the proposed impact in terms of Biodiversity Net Gain. The application proposes significant habitat loss, however does not to demonstrate that such losses on site could be sufficiently mitigated and compensated for, contrary to Policy LP19 of the Fenland Local Plan and the requirements of The Environment Act 2021.
