Planning Decision
Why it was refused
- The proposed extensions, by virtue of their siting, size, design, overall width and roof arrangement represent an overly dominant, incongruous, and visually intrusive form of development that fails to relate to/or appear subservient to the original dwelling, unbalancing the terrace, create a terracing effect and would be disproportionate to the established character, form and pattern of development, detrimental to the visual amenities of the subject property and surrounding area. The proposal is thereby contrary to Policies D3 and D4 of the London Plan (2021), CP 30 of the Core Strategy (2010) DMD 6, DMD 8, DMD 11, DMD 13, DMD 14 and DMD 37 Development Management Document (2014) and National Planning Policy Framework (2026).
- The proposed development, with its own separate front door, would result in a poor internal layout due to the minimal linkage between the proposed side extension and existing dwellinghouse. This also includes the removal of Bedroom 3's window, based on the proposed floor plans, resulting in no light serving this bedroom. The proposal is thereby contrary to Policies D3 and D4 of the London Plan (2021), CP 30 of the Core Strategy (2010), DMD 6 and DMD 8 of the Development Management Document (2014) and National Planning Policy Framework (2026).
