Why it was refused

  1. The outbuilding, due to its design and materials of construction along with the cumulative impact of development at the application property would have an adverse impact on the character and appearance of the locality as it would appear as an overbearing and overdeveloped site. As such the proposals are contrary to East Staffordshire Local Plan Policies SP1, SP24, DP1 and DP3, Policy A8 of the Anglesey Neighbourhood Plan, the East Staffordshire Design Guide and the National Planning Policy Framework.
  2. The outbuilding reduces the application dwellings private amenity space to 43.2sqm2, East Staffordshire Borough Councils Separation and Amenity Supplementary planning document requires 70sqm2 and as such the proposals are considered to provide insufficient private amenity space for the host dwelling, furthermore, the cumulative impact of development at the application property adjacent to the shared boundary with No. 118, is considered to be overbearing on the neighbouring dwelling, contrary to East Staffordshire Local Plan Policies SP1, SP24, DP1 and DP3, the East Staffordshire Design Guide, the Separation and Amenity Supplementary planning document and the National Planning Policy Framework This application is refused by the under signed under powers delegated by the Borough Council in accordance with the provisions of Section 101 of the Local Government Act 1972.
