Why it was refused

  1. The proposed garage/playroom element by reason of its dominance, siting, height, scale, massing and design would result in an incongruous form of development that would not be subordinate to the host dwelling, would be out of character with the pattern of development and result in an over engineered appearance and would thus fail to integrate successfully within the immediate surroundings and would thereby conflict with Policies SP4 and DM10 of the Croydon Local Plan (2018) and Policies D3 and D4 of the London Plan (2021).
  2. The applicant has failed to demonstrate that the development would not put at risk trees which contribute to the visual amenity and character of the area. The development would thereby conflict with Policies DM10 and DM28 of the Croydon Local Plan (2018) and Policy G7 of the London Plan (2021).
