Why it was refused

  1. The enlarged part of the dwellinghouse would be within 2 metres of the boundary of the curtilage of the dwellinghouse, and the height of the eaves of the enlarged part would measure 3.15 metres, which would exceed 3 metres in height. Therefore, the proposal does not comply with the criteria of Paragraph A.1 (i) of Class A, Part 1, Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
  2. The enlarged part of the dwellinghouse would extend beyond a wall forming a side elevation of the original dwellinghouse and would have a maximum width of 6.1m, which is greater than half the width of the original dwellinghouse. Therefore, the proposal does not comply with the criteria of Paragraph A.1 (j) (iii) of Class A, Part 1, Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended). Details of application: - Erection of a single storey rear extension which projects out from the rear wall of the original house by 5.25 metres, with an eaves height of 3.15 metres and a maximum roof height of 3.15 metres.
