Proposal

The proposal consists of a single story rear extension to a lower ground floor Flat located at 29 A Fitzjohn's avenue, NW3 5JY. The proposals for the new rear extension are centred around providing more living space to the flat whilst at the same time ensure that good daylight is provided and overlooking is restricted. In response to the conservation area guidelines the design of the extension retains a view along the side to the property to enable glimpses of the garden beyond. The new extension will provide 34.6 sq.m of new gross internal area in a single storey with a flat roof to ensure its subservience to the main building. The neighbouring flat 29B has a bedroom with two windows next to the proposed extension. The side window would be blocked by this proposal but the scheme proposes to increase the size of the bedroom window facing the rear of the property within an existing archway. This will enhance the quality of the light entering the bedroom. Additionally, the proposal also includes a new balcony space for flat C above. Access will be provided through alternations made to an existing rear casement window. The new balcony will be the same width as the existing window. Following pre-planning advice the balcony will be painted steel. In addition, it is noted that the existing window will be able to retain it’s upper stained glass panels. Only the lower casements will need to be re-made so that they extend down to form French doors to the balcony level The applicant for this proposal owns the Freehold of the whole property. In addition, they own the Leasehold of flats 29A, 29B at the Lower Ground Level and 29C at the Upper Ground Level.
