Why it was refused

  1. The proposed rear extension would facilitate a revised internal layout resulting in the provision of an additional bedroom with no outlook and insufficient information to demonstrate that an acceptable level of daylight would be achieved. The proposal would therefore result in a poor and unacceptable standard of accommodation for future occupiers, contrary to Brent Residential Extensions and Alterations SPD (2025), Brent Local Plan (2019-2041) policy DMP1 and London Plan policy D6.
  2. The proposed front porch, due to its combined excessive depth, finish and proposed front doors, would result in an unduly prominent, bulky and unsympathetic addition that would detract from the character and appearance of the host property and surrounding area. The proposal is therefore contrary to Brent Residential Extensions and Alterations SPD (2025) and Brent Local Plan (2019-2041) policy DMP1.
