Why it was refused

  1. The proposed extension, by virtue of its excessive depth and eaves height, would have an unduly detrimental impact on the outlook, light and result in an increased sense of enclosure to the habitable room windows and the rear patio enjoyed by the neighbouring occupier(s) at No 30 and 34a & 34b Park Road. This is contrary to policy DMP1 of the Brent Local Plan 2019-2041 and the guidance in Brent's Residential Extensions and Alterations SPD 2025.
  2. The proposed outbuilding by virtue of its excessive footprint would represent an overdevelopment of the rear garden and result in the retention of an inadequate amount of usable private amenity space for the enjoyment of the existing occupants. This is contrary to policies DMP1 and BH13 of the Brent Local Plan 2019-2041 and the guidance in Brent's Residential Extensions and Alterations SPD 2025.
  3. The proposed outbuilding by virtue of its size and insufficient details regarding use would fail to demonstrate that it would support a use that is incidental to the existing flat. This is contrary to policies DMP1 and BH12 of the Brent Local Plan 2019-2041 and the guidance in Brent's Residential Extensions and Alterations SPD 2025.
