Why it was refused

  1. The proposed single storey rear extension does not comply with the 45 Degree Code for House Extensions and would lead to a loss of outlook and light to No. 69 Somercotes Road. As such the proposal would be contrary to Policy PG3 of the Birmingham Development Plan 2017, Birmingham Design Guide SPD 2022, Policies DM2 and DM10 of the Development Management in Birmingham DPD 2021 and the National Planning Policy Framework.
  2. The size of the proposed single storey rear extension would be out of scale with the existing house, would dominate its appearance and be overbearing in nature, and would be out of scale with other approved single storey rear extensions visible within the immediate street. As such it would be contrary to Policy PG3 of the Birmingham Development Plan 2017, Birmingham Design Guide SPD 2022, Policy DM2 of the Development Management in Birmingham DPD 2021 and the National Planning Policy Framework.
