Planning Decision
Why it was refused
- The proposed privacy screening, by reason of its relative height above ground level, excessive rearward projection and siting in proximity to neighbouring boundary, would appear overbearing and visually obtrusive and would result in an increased sense of enclosure, and undue loss of outlook, detrimental to the residential amenities of the neighbouring occupiers at No. 22 and 26 Gresham Avenue, contrary to Policy D3 of the London Plan (2021), Policies CDH01 and CDH05 of the LB Barnet Local Plan (2025), and the Sustainable Design and Development Guidance SPD (2026)
- The proposed rear, basement and ground floor extension, by reason of its excessive depth, scale and bulk, together with the absence of an appropriate set- back of the side extension at first floor level, would result in an unduly dominant, incongruous and visually obtrusive addition that would fail to respond sensitively to the established pattern of development, to the detriment of the character and appearance of the host property, the street scene and the surrounding area, contrary to Policy D3 of the London Plan (2021), Policies CDH01 and CDH05 of the LB Barnet Local Plan (2025) and the Sustainable Design and Development Guidance SPD (2026)
