Planning Decision

Why it was refused

  1. The proposed two-storey rear outbuilding, by reason of its height, scale, bulk, massing, mansard roof design and siting, would fail to appear duly subordinate to the host dwelling and would represent an overly dominant form of development within the rear garden, incongruous to the established pattern of development and detrimental of the character and appearance of the site and surrounding area, contrary to Policies CDH01 and CDH05 of the LB Barnet Local Plan (2025), Policy D3 of the London Plan (2021) and the Sustainable Design and Development Guidance SPD (2026)
  2. The proposed two-storey rear outbuilding, by reason of its height, scale, massing and siting, would result in an overbearing and visually intrusive form of development that would adversely impact the amenities of neighbouring occupiers through an increased sense of enclosure, loss of outlook and potential overlooking, contrary to Policies CDH01 and CDH05 of the LB Barnet Local Plan (2025), Policy D3 of the London Plan (2021) and the Sustainable Design and Development Guidance SPD (2026)
