Why it was refused

  1. Due to its size, scale and location, and prominence in the street scene this proposal will result in a dominant and overdevelopment of the site through the introduction of a disproportionate extension to the existing dwelling within the Green Belt, which significantly increases the floor space at the site and impacts on the openness of the Green Belt. The proposal is therefore contrary to policy ST4(b) and EV1 of the Ashfield Local Plan Review (2002), Part 13 of the National Planning Policy Framework (2026) and guidance contained within the Council's adopted Supplementary Planning Document 'Residential Extensions Design Guide' (2014).
