Practical advice on finding a reliable, competent builder for your project, from sourcing recommendations to checking credentials.

Finding a good builder is one of the most important decisions you will make on any building project. A reliable builder delivers quality work on time and on budget. A poor one can cause delays, cost overruns and endless stress. Here is how to find a good one.

Where to Look

Personal Recommendations

The most reliable way to find a builder is through word of mouth. Ask friends, family, neighbours and colleagues who have had work done recently. If they were happy with their builder, that is a strong signal. Ask if you can visit and see the finished work.

Your Architect

If you are working with an architect, they will often have a shortlist of builders they have worked with before and can recommend. Architects see builders' work on site and know which ones deliver quality.

Trade Body Members

Look for builders who are members of recognised trade bodies:

  • Federation of Master Builders (FMB) - members are vetted and inspected
  • National Federation of Builders (NFB)
  • Checkatrade - verified reviews from previous customers
  • TrustMark - government-endorsed quality scheme

How to Vet a Builder

Check Their Credentials

  • Companies House - verify the company is registered and check its history
  • Insurance - ask for proof of public liability insurance (minimum £2 million) and employers' liability insurance if they have employees
  • VAT registration - legitimate businesses with turnover above the VAT threshold should be VAT registered
  • Relevant qualifications - NVQ, City & Guilds or CSCS cards

View Previous Work

Ask to see 2-3 completed projects similar to yours. A good builder will be proud to show their work. If possible, speak to the homeowners about their experience.

Check References

Ask for references from recent clients and actually contact them. Ask about:

  • Communication and problem-solving

Getting Quotes

Get written quotes from at least 3 builders. Make sure each builder is quoting for exactly the same scope of work. Provide them all with the same drawings and specification.
