Internal alteration and refurbishment - including minor demolition works.

We intend on painting the side & rear timber sash + case windows a green colour, which does not require planning permission as per The EoECs guidance Quick Guide to Windows dated 2024. We would also like to paint the front elevation windows the same green colour (Farrow & Balls Green Smoke) for continuity, which we feel is acceptable due to the building being set back from the road and given there is a large site boundary wall to Hope Terrace, which provides screening and means there would be little to no impact to the street. This application is therefore requesting approval to paint the front elevation windows & frames, as noted above.

Install of new timber doors in existing masonry openings to rear of property.

Alterations and extension to house

Re-open existing blocked up gate opening in rear garden wall.

Removal of debris and loose stones from basement level and install new insulating recycled foam glass gravel and breathable limecrete slab. Outer walls of basement made good, holes repaired and re-pointed with lime mortar internally.

Non Material Variation - Design of garden staircase to be amended to straight run (no dog leg). Design remains as full metal structure.

Addition of two roof lights to front pitch of roof, replacement and enlargement of existing cupola, overhaul and insulating of existing flat roof, new window to rear elevation.

Refurbishment and alteration works include relocation of kitchen, alterations to internal doorways, forming of new cupboard and new cloakroom / WC / shower within existing spaces including related electrical, plumbing and decorative works. (AS AMENDED)

Non Material Variation - Approval is sought for the following variations, as highlighted on the attached drawings: 1. Proposal to construct exterior façade of portico in Blaxter stone (replacing metal cladding in original proposal). 2. Proposal to amend configuration of external steps leading from drive to portico entrance.

Prior Notification for Farm-related Building Works (Non-residential).

Demolition of existing garage, garden wall, & small conservatory. Slapping and downtakings to form connections to the new extension & reconfigure hall & existing kitchen. New works involve a single storey extension of two volumes accommodating a new kitchen, utility room & shower room. This is proposed on the south side of the dwelling. Materials include timber framed windows, timber cladding & blue brick. Proposed roof to be single ply flat parapet type with roof light over the kitchen area (as amended).
