External works to property to include overhaul slate roof, introduce continuous eaves vent behind C.I. r.w.g. to front and rear roof elevations, code 5 to chimneys, repairs to existing windows, removal of redundant pipe, repoint external elevations with lime mortar, remove one ‘Velux’ rooflight and re-roof over, replace remaining ‘Velux’ rooflight with conservation type rooflight and 3 new conservation rooflights to rear roof slope East Elevation. Works within curtilage to include land drain along front wall West elevation, re set external steps to rear entrance, land drain placed length of rear wall East elevation, re-align ‘bridge’ on level 2 to rear with steel supporting hardwood deck and galvanized balustrade either side. Conversion of curtilage structure (unit 5) introducing patented damp proofing to floor and external walls lower level, dry-lining, new C.I. spiral stairs, renovate existing fire place, new insulated floor and new door to existing opening forming ‘en-suite’ bedroom, upper floor living kitchen units, mechanical ventilation and soil vent pipe through at eaves level with louvered covers externally, new 12 panel glazed door and new window West elevation, re-pointing all elevations with lime mortar.
