MINOR MATERIAL AMENDMENT: Part one/two storey rear extension with external staircase and decking at first floor/single storey extension to existing store room at rear and conversion of first floor into two bedroom self contained flat and change of use of ground floor from retail (Class A1) to restaurant/cafe (Class A3) (AMENDMENT TO PROVIDE ALTERATION TO ROOF DESIGN)

Part one/two storey rear extension

Submission of details pursuant to condition 3 (detailed elevation) of planning permission dated 19th March 2012, reference PA/11/03648.

Demolition of existing stables buildings, removal of sand schools/menages and the erection of 6 dwellings associated vehicle parking, cycle storage and landscaping, with development to be served by existing access.

Application for a non-material amendment to planning permission reference number 20251059 to allow increasing height of approved brick plinth finish (with weatherboarding above, introduction of brick pier detailing on eastern flank elevation (to match approved western flank elevation), brickwork finish to rear elevation rather than horizontal weatherboarding as approved, minor change to vertical/horizontal weatherboarding finish.

Alterations/repairs to rear elevation/rear ground floor roof, retention of Use Class A1 (Florist) sales area and window display along with change of use to Use Class A4 (micropub) including bar, seating, cold food store/preparation area, refuse store and WCs.

First floor external terrace with associated privacy screening, increase in height of front parapet wall and addition of flank rooflights to roof.

Laying of upgraded permeable road surface and installation of speed reducing measures to include planters, and additional street lights

Single storey side extension. Lawful Development Certificate (Proposed).

Two storey front extension and conversion of garage to habitable accommodation incorporating elevational alterations (revised application to amend external materials and alterations to the fenestration following approval of application ref: 16/05665/FULL6)
