External alterations to include: Repair and redecoration of windows and doors, vegetation removal, re-lamp & cleaning to roof lanterns, minor works to external seating, planters, and paving; Internal alterations to include: Kitchen ventilation upgrade comprising of replacement of the existing kitchen extract fan, installation of upgraded extraction equipment and filtration, incorporation of acoustic attenuation measures and vibration isolation, enclosure of ductwork within a secondary, visually recessive metal-clad framework (all works are located within existing service zones, including rooftop and duct routes); Customer areas – retention of existing joinery, original finishes, redecorate existing paint finishes, removal of redundant modern fixtures, signage, and services, installation of new loose and fixed furniture (including banquette seating and tables), localised ceiling repairs (including replacement of damaged wallpaper finishes), and redecoration throughout, minor alterations to lighting layout using existing routes, existing bars, fireplaces, and key historic features are retained in situ; Kitchen and Back-of-House Works - installation of a new kitchen fit-out within the existing footprint, minor service alterations and upgrades. fire safety improvements including fire-rated enclosures and doors, boxing in of services within fire-rated; Basement/Lower Ground Floor - installation of fire-rated partitions, ceilings, and doors, upgrades to ancillary accommodation (cold room, storage, staff areas), floor finishes and drainage improvements, localised structural repairs and remediation (including water ingress issues); associated internal and external alterations.
